Delivered and personally written by Ron the Realtor who has sold more homes in Winter Garden than ANYONE in the ENTIRE COUNTRY. In fact Ron year to date has almost DOUBLED the closed sales of the nearest competitor, who is not even a Realtor, just a new home sales broker that a national homebuilder runs all their specs through. Rankings 3-8 are all national home builder reps that have never had a buyer in their car or answered a phone call after 4:59 pm…lol. If that does not make Ron the expert I do not know what does !
As predicted in the 1st quarter report, the market has turned up the heat just like the Florida Weather. Even the number of closings jumped over 20% in the 2nd quarter from the 1st. Days on market was slashed by 8 days, more than a week and prices jumped 6.5 % for all units closed in 2nd quarter compared to values of 2017.
As RTR always does, taking it a step further and breaking it down to single family only… Winter Garden BROKE $400,000 average sale price, the average sold price skyrocketed almost 8% to 7.8% from 2017 levels… really outpacing the national average by a long shot. $/ft as a result also spiked 6% to an AVERAGE CLOSED $/ft of $147.17 !!!!
Here are the actual numbers extracted from ORRA MLS… showing a closed sale at $1,494,000 and $279.85 a foot … home was on the shores of Lake Hancock in Signature Lakes and was for sale for 370 days… asking price was 1.6m.

MARKET RECAP
Horizons West is leading the charge but across all sectors of 34787 we are seeing major demand and growth. The addition of Windermere High School has increased the desirability. The Cineplex in Hamlin will be opening shortly and with that a surge in the remaining retail will commence, even further pushing demand of Horizons West. NUMEROUS new home communities have just broke ground from practically every major national home builder in the area, even further opening up choices. It has never been a better time to buy a NEW HOME.
Resale market under 500k is a dog fight, if you have a pool and a view I am exceeding appraisal values on every sale in record time. There is an all time low in resale inventory for pool homes and demand is through the roof.
RTR FORECAST
The bond market is red hot, applying severe pressure to rising interest rates. This is driving the demand on resales, this and of course the summer buying season. We will see a nice increase in 3rd quarter average sale price, $/ft and a decrease in days on market as well, but it will be no where near the almost 8% jump of the last quarter, I am expecting an additional 1-2% jump in 3 rd qtr on average sale price, creating a 9-10% year to date increase !
Rates will most likely break past 5% as the norm going forward and with the addition of several more restaurants and the cineplex opening in Hamlin Area, we should see even further demand for new construction that will fuel the 4th quarter numbers as well.
RTR SUMMARY
The bottom line when it comes to Winter Garden, is that Ron has been dominating the area since 2001. To buy ro sell with anyone else is mindboggling. Buying low and selling high is something Ron does every day in the Winter Garden Market. It is unheard of.
In this tight market, Ron is usually the difference between your offer being accepted over the 3-6 others or missing out.
When it comes to new home construction, no Realtor in Central Florida achieves better incentives for his clients than RTR.
