If you took the 5 minutes to become an expert of the Winter Garden real estate market already you would have read the detailed explanation regarding 4th qtr to 1st qtr numbers and how to analyze them like a real pro.

Market Predictions

As stated above, the market was flat in 1st quarter, this will change and change in a hurry in the coming 2nd and 3rd quarter. RTR predicts a 5-7% increase in average sale price and $/ft , and will not be shocked to see a decrease in average days on market at over a week… possibly 8-10 day improvement by end of summer.

Record sales are being posted and lake front homes have never been in higher demand.  Windermere possesses some of the most sought after lake front property in all Central Florida and we will see record sale prices for tear downs, dirt sales and homes in desperate need of remodeling. Even further beautifying this amazing town.

The allure of old Windermere and the larger lots, established mature trees and the fact that gated communities are at the highest premium ever will only further fuel the renovation of homes off the shoreline too. With the Winter Garden boom just to the west, many still desire a home with character and a larger yard over the new “cookie cutter homes on postage stamp size lots” and as the prices continue to rise in the neighboring Winter Garden, the allure of remodeling / renovating in Windermere gets even more attractive.
