2020 Windermere

WINDERMERE was a great place to be in 2020… Massive demand-driven from out of town migration to the area, booming stock market, historic low-interest rates, and lots of creative jumbo and hybrid loan programs created the perfect storm and drove prices sky-high.

Over 11% spike in the average sale price and record low inventories fueled so many above appraisal offers. More importantly, if you just read the 4th quarter report, so many homes that were sitting 1-3 years on the market closed and funded.

Windermere is flirting with a $700,000 average sale price and $200/ ft.

The market fell 50 units short of 2019 units closed units BUT if you recall the entire county was closed down for almost 2 months in the 2nd quarter of 2020.

Single family homes were in huge demand in Windermere in the 3rd and 4th qtr of 2020 due to all the issues Covid exposed to many of our neighbors to the North and West.

Windermere has over the decades proven to be an amazing place to raise a family and call home. When many flock to the area and ask where they should look, Windermere is top of their list, even more so than Winter Park these days since the work from home climate has been ushered in.

The lack of new home construction competition and gated communities located outside of 34786 as a whole drove the demand higher than I have ever witnessed in my 25 year career.

RTR was wrong, doesn’t happen often…. in my defense …I never planned a global pandemic and even if I did , no one could have ever predicted this type of unprecedented migration to our area. I am glad I was off on the plus side. I was off by quite a bit !
