Alot to digest in 2024 2nd Quarter for Winter Garden
If you go back to 2023 report, you will see the first real flat line of the Winter Garden real estate market in over 15 years…. We experienced a 1% decline in the average sale price and 60% spike in DOM.
Fast forward to 2024… Winter Garden experienced a 5% spike in average sale price and $/ft with DOM holding steady.
Last year at this time, the market was dealing with rapidly spiking interest rates and inflation. A year later, people are starting to get a little numb to it and have basically bent over, hoping for relief in the future if/when rates subside. When they do, the refi deluge will be record-setting for sure…. Maybe I should buy a mortgage company now …lol

Winter Garden 2nd Quarter 2023 Single Family

Only place on the internet to obtain this level of breakdown on Winter Garden real estate market… If you went back to the 2023 report, you would have seen the single family market was even more impacted by the current administration’s economic policies than the multifamily sector even… With a 2% decrease in average sale price. At that current level , that was almost $14,000 hit to a Witner Garden home owner !
Fast forward to 2024 and almost 8% more sold units and a jump in Average sale price and $/ft at 5% ! In 2023 Winter Garden had a huge flex with a over $4M closing and one at $2.9…in 2024 the big flex is 10, yes 10 homes, closed OVER $2 Million !  9 of which were located on ski lakes and of course the one RTR ARMY closed on Phil C Peters, the Patriots Paradise.
Winter Garden for the FIRST TIME has broken the $700,000 threshold…, with $722,514 average sale price…. Pretty incredible if you ask me.

RTR BREAKDOWN

The top 4 metric data points are showing very positive swings from 365 days ago… What I am seeing boots on the ground though is a surge in new inventory that I have not seen in over a decade. What I am also seeing is a very quiet start to this summer buying season. This is increasing days on the market and fueling price improvements.

The Luxury and lakefront market is enfuego… This market is not as interest rate sensitive and the stock market continues to perform… The old saying, the rich get richer. What I am also seeing is that the majority of these luxury sales are going to foreign buyers. Mike and Jennifer are not the names on the offers I am personally seeing.

In the middle-class arena, the high interest rates and almost criminal acts of the homeowner’s insurance companies have priced driven the monthly payment over double of what it was jsut 2 years ago. Buyers in this arena are now calling the shots, I am experiencing aggressive negotiations and lots of closing cost contributions, which I have not seen in over a decade in this market.

This is very important to understand… The closing prices are not a true net to the seller, in many instances 1-3% of that final sale price has moved to the buyer’s side of the closing statement to fund interest rate buy-downs and closing cost contributions.

Why I mention this is to pull the curtain back on all this data and why you read this report. While the 2024 2nd quarter spiked 5%… Did it? Think about it.

RTR MARKET PREDICTIONS

We are experiencing a very slow start to this summer buying season and inventory is piling up. In August the paradigm shift to real estate across the nation will occur , even further impacting the Winter Garden Market, and not for the positive.

We will see aggressive price improvements in the coming weeks as sellers fight for the limited buyer pools attention before school starts. The sellers still active on the market in September will be forced to make hard choices, pull off market, sell at a discount or turn into landlords until rates drop lower.

The current economy, regardless of what these propped up jobs reports are saying, is not bustling. Orlando has benefitted for decades on their influx of job relocation buyers. I have not personally witnessed that in 2024. This spicket has been turned to a trickle. These buyers are from higher priced markets and always willing to pay more than locals. This sector is missing currently.

Compound this with the election that will shape our children’s future in November. We have a perfect storm for a market stall in our 3rd quarter.

Hope I am wrong, but I am here to give my opinion, an opinion based on almost 3 decades of local market experience and why you are here instead of watching a 10 second tik tok video.

Winter Garden real estate is truly remarkable. Infrastructure is continuously improving with countless restaurants, shops, and amazing businesses opening for business every month. Huge improvements to the local highways are going to help ease the local traffic and several new schools the county has fast-tracked years ahead of schedule are near completion.

The property values have seen a 3-year run I have never witnessed in my 26 years of selling in the area. A small retraction in price will have zero impact in the local market and honestly is much needed, prices are approaching unaffordable levels for the working American family.
