WHAT IS GOING TO HAPPEN IN 2025 RTR?

Windermere will always be “the place to be” in SW Orlando. As urban sprawl continues to push commuters further and further and drive times continue to climb, Windermere’s location is superior to most. The famed butler chain of lakes still claims the highest closed sales year after year with no slow down in sight.

The shortage of skilled labor and cost of all building materials is really driving the desirability and value of turnkey estates value to new heights, it seems every month. With custom build and full remodels topping over 2 years in many cases for completion, it appears the wealthiest of the bunch are literally buying time and bypassing all the waiting and dropping serious coin on any homeowners willing to move.

Inventory will continue to tighten in 34786, there are no major parcels to develop. Orange Counties attitude towards gated communities last 10 years has made the existing ones even more valuable.

Windermere is not as sensitive to interest rates and employment data as many of the surrounding markets, it is tied to financial sector and politics. With DJT winning in a landslide and deregulation eminent, I can only expect the stock market to reach new heights. With this the rich get richer and when this happens 34786 goes up in price.

One more important factor of the Windermere market is a sizeable amount of transactions occur off market and just listed on mls for data and prosperity purposes, if at all. Many sales over $5m stay off market year after year but even more so as the inventory continues to tighten. Having a Realtor in the know is more crucial than ever in this environment.
