*Must preface this report by stating we had one of the highest recorded sales in the history of the zip code in the 1st Qtr of 2023…. $35,000,000 behind the manned gates of Isleworth. This sale if included in the quarterly report will skew the data metrics way out of reality. I made a decision to share the data with and without it. This really helps show how much impact one entry makes, especially in a market like Windermere where there are not many units sold as it is. Also, a perfect example why valuation models like a Zestimate are always wrong and you should rely on an area expert for your information and analysis.
This report will exclude that amazing sale so we can concentrate on accurate metric data for accurate forecasting.

Windermere market for first time in many years witnessing a pull back on $/ft and median sale price… but still a DOUBLE DIGIT jump on average sale price !
Lets look at the single family market on tis own and see where the dust really settles, a condo or town home off CR 535 , while technically in 34786, does not encompass or reflect the true 34786 real estate market in my eyes.

When we look solely at single family, we end up green in all 4 major metrics with Average sale price climbing towards a record-breaking 1.5 M and an average $/ft of almost $350/ft !!!
Unlike the other market we laser focus on, 34787, Windermere has minimal new construction and what there is, typically are listed on the MLS since it is a “one-off” spec build in most instances.
Since Covid years really showed you do not need to commute downtown to be successful, Windermere has shot past Winter Park as the place to be for the top 5%. The lack of vacant land and the fact that Windermere is almost a buy here die here area….prices continue to climb. The buyers of over 3m properties are not as impacted by the high interest rates of the day and buy what they like. With labor and supply issues, turn key move in resales are at an all time high for demand. Driving every sale to a new record level it seems.
Location has and always will be the biggest metric when it comes to current and future valuations and Windermere with its proximity to everything, guard-gated neighborhoods and coveted Butler chain of lakes creates the perfect recipe for “success” in this department.
