Windermere continues to set the bar and punch the national real estate market trends square in the jaw.

This is a classic example of supply and demand. Unlike the neighbor to the west, Winter Garden with every national home builder breaking ground in the sprawling 34787 zip code… 34786 is the mirror opposite. 34786 has nowhere to grow to. A sporadic tract or one leftover lot selling for record numbers is all a new construction buyer can consider, leaving most to tear down or extensively remodel an existing home.

No one wants to sell; this is the true dilemma in the microcosm of what is Windermere. Where is there to go from Windermere if you are staying in Central Florida? This is causing record-low inventory driving up prices across the board.

Windermere experienced another double-digit spike in every metric, following suit from the 3rd Quarter year to year data released, well last quarter.

Let’s get into the true Windermere market and why I spend twice as much time on these reports separating single-family closed sales from multifamily…

RTRs BREAKDOWN

While we have multifamily opportunities in 34786, they do not in my opinion represent the real Windermere market. When I scrape off that 20% of the closed sales, we truly see the Windermere real estate market and well… it looks sexy AF, if you already own in this zip code.

We are steaming towards a 1.5M AVERAGE SALE PRICE (16% spike), Almost $1M median (25%), and a $350 $/ft average (21% spike) all with a 42% drop in closed sales year to year.

I am assuming you are one of the thousands of avid readers to my reports… so you already know I dive deep into these metrics to see what is causing these final results. What was remarkable tp me as I combed through all the ORRA MLS data is that in the 2022 4th quarter we blew the doors off record sales, boasting not 1 but 2 $11m closed sales in Isleworth (one being Shaqs, that he sold 5.5m under asking…should have called RTR big man, just saying), 4 over $5m, 2 over $4M and 61 eclipsing the $1M price tag.

Windermere in 2023 saw nothing like this with only 3 sales passing the $5M mark, 2 over $4 M, and 54 over $1M. Yet look at all these amazing headlines…?

Almost a 50% less data pool is the real culprit, but one can not ignore the constant uptick in this zip code year in and year out for decades. Windermere continues to hold its own regardless of the national headlines, interest rates, and jobs reports. Why, because of its amazing location to the States Largest employer (Disney), proximity to Downtown Orlando, and infrastructure and nightlife to support higher NetWorth individuals in every direction but especially Sand Lake restaurant row / Dr Phlllips area.

The true secret sauce is of course the Famed Butler Chain of Lakes with its 13 connected lakes and the countless established communities with majestic oak tree-lined streets, many of which are guard-gated entries and world-class 18-hole championship golf course communities. This ecosystem is not duplicated anywhere in Central Florida, Winter Park a close second, but since covid era, commuting times are nowhere as important as quality of life… which Windermere offers in handfuls
