RTR SUMMARY
Windermere continues to be a place people want to call home. Flying past $1.3m average sale price and quickly approaching $350 / ft, while most local and national markets are pumping the brakes, Windermere is continuing its upward trajectory.
6 Estates closed over $5m , another 28 over $2m, and 87 homes closed with over a million dollar price tag in the 2nd quarter of 2023.
The Windermere market is not as sensitive to interest rate increases, with a large portion of the transactions occurring as all cash.
Another important factor that I have discussed for decades is the lack of buildable land left in 34786. When buying in Windermere the buyers are expecting to buy resale. The new homes that are being built are experiencing 2 to 4-year build times in this current environment. High net-worth buyers moving from other states to the area are not looking to wait that long to buy a new home, so are going after amazing resale estates to move right in.
Since covid has made work from home more possible than ever, eliminating previous commute requirements… many buyers that would have been attracted to the Winter Park area close to Downtown Orlando have increased their searches and demand on the local Windermere market as well.
