Winter Garden finished the year strong

What a difference a year makes, WOW.. MASSIVE SPIKES ACROSS THE BOARD, I have never seen such a spike in the Windermere market as we have witnessed 4th qtr 2019 to 4 Qtr 2020.

Double-digit increases in almost every single category and over 20% more units closed this 4th quarter !

Do not be misled on the massive increase on Days on Market, THIS IS THE REASON YOU READ THIS PUBLICATION, RTR TELLS YOU THE WHY …. it was due to the high demand taking out the properties that were sitting and sitting… I have never seen a quarter where 20 homes with over 1 YEAR of days on market were closed and funded at the same time.

LOCATION, LOCATION, LOCATION.. what’s in a name you ask?

Windermere unexpectedly benefited greatly from the Covid Pandemic. More so than any area in Central Florida. Why? No it’s not just because RTR has called Windermere home for the last 15 years, lol….

It is because of the massive migration of Americans from higher-priced point cities, fleeing the overreaching Governors of their states, the high taxes, and in many cases the weather. With many able to work remotely, they have sold their homes and ran down here.

When you are not familiar with an area where do you go ? you go where everyone wants to go. Windermere’s Reputation is as old as Disney in this area. Reputation is earned, not bought… RTR knows this all too well. Buyers flocked to Windermere, especially the gated communities that line the streets of 34786.

With so few new developments in Windermere, resale was inundated with out of town buyers needing to buy now and money was not much of an issue. I personally witnessed 5 sales sight unseen above the asking price on my listings due to my videos and marketing exposure. All record sales.

As choices fell off and holidays neared… buyers were forced into the homes everyone picked over… creating the huge uptick on Days on Market in this quarter. This is VERY temporary… we cleaned out the attic in essence. You will see a massive swing in DOM in 2021.
