Windermere continues to be sought after due to its proximity to the theme parks, Downtown Orlando and the famed Butler Chain of Lakes. Exclusive manned gated communities lined with mature oaks attract high-net-worth families to call 34786 their home. The Town’s dedication to keeping the charm of the area allows for one of the only places in Central Florida not bustling with 4 lane highways and neon signs on every corner.

The sought-after schools and close proximity to Sand Lakes restaurant row, International Drive, and the booming Winter Garden allow the residents endless shopping and dining options.

FULL DISCLOSURE Windermere experienced a record-breaking $35,000,000 closing behind the manned gates of Isleworth in 2023. It was just such a huge number that it skewed all the data, with a 3-4% impact on sale price and $/ft. I omitted this sale from the charts and all data since a 30m sale is nowhere near normal, even in 34786.

Let us see how RTR’s Crystal ball did this year…

Nailed the average sale price and days on the market, Median sale price is always tricky, and quite shocked it remained flat from the 2023 $780,000 number. When you focus on the single-family market I was much closer on the $/ft average, just saying.

While we didnt result in double-digit spikes in metrics 2023 to 2024 let us keep everything in perspective. In 2020 there were 60% MORE closed units than in 2023 and the average sale price was $683,856 , and the average $/ft was $198.72… In 4 short years, these 2 data metrics have soared 40% !!!!! Never seen anything like it in my 26 years of this business.

Truly incredible how resilient the Windermere market has been in 2024 with all the economic factors, a presidential election and a major hurricane.

Lets dive even deeper and focus on the true Windermere real estate market… The single-family sector.

Second time disclosing this, there was a $30m closing in 2023 not reflected in this data run. I removed it.

What you should take away from 2024 is while most real estate markets were flat, Windermere rose 4% still and with an average sale price in 2023 of $1,373,372… This is almost a $60,000 spike in 12 months.

The median sale price is flirting with $1,000,000.

The days on market remained unchanged at only 48 days on market average. This is the most remarkable take away in my opinion. Most markets have experienced 30-75% jump in days on market, not 34786.
