First, let’s roll it back and see what RTR predicted for 2022:
- 11% increase in Average Sale Price to $950,000
- 13% increase in Average $/ft to $270
- 18% increase in Median Sale Price to $675,000
- 24% decrease in DOM to 28 days
What really Happened
- 15% increase in Average sale price to $991,911
- 19% increase in Average $/ft to $291.44
- 18% increase to Median Sale Price to $672,500
- 40% decrease in DOM to 22 days
RTR is starting a new trend with 2 years in a row underestimating the draw of the Windermere Market. I could have never predicted another $150,000 jump in the average sale price or the almost 20% jump in $/ft. Truly remarkable, I was optimistic, but this signifies the largest jump in a 2-year span in 34786 history. Truly unprecedented.
Nailed the median sale price and predicted the drop in days on the market while most markets would spike.
Whats in Store for 2023
You really have to look past the national headlines of doom and gloom and understand that real estate is hyper-local… nowhere is this more revealing than in the Windermere market. Location is everything and relying on local experts is crucial.
More of an upward trend in $/ft and median sale price. I do not foresee the average sale price continuing to this double-digit surge. Days on market will turn the corner and start to increase and inventory will sadly continue to drop year to year.
The old saying the rich get richer… well, its a saying because it is true and there is no greater concentration of wealth in SW Orlando than in the 34786 zip code.
2023 will see closed sales of over the 15m 2022 boasted as many of our country’s wealthy continue to migrate to our State tax-free arena and enjoy the amazing benefits of the homestead exemption. The few new estate developments that are in Windermere that were slowed drastically with the 2020 covid drama are now primed for close-out sales, which will fill the recorded sales books with numerous 2 to 3m closed units.
Many buyers moving to the area will be happy to pay top dollar for existing estates on primo lots to avoid all the pitfalls of new construction.
