Predictions:
RTR NAILED IT AGAIN
ended up even better than expected with the highest interest rate hike in 40 plus years and record inflation. Not too shabby.
Eclipsing $250/ ft is remarkable and was never expected!
20% increases in all 3 major metric categories have never been seen year to year.
the 22% drop in closed units is concerning and will be addressed in the 2023 forecast section.

What a year for Winter Garden! Massive spikes in all important metrics and finishing the year just under $700,000 average sale price at 682k. A huge jump from 2021’s 541k.
What really helped this was the explosion of luxury sales in 34787 over the past year. in 2021 there were 90 closings over 1m price point and only 3 broke 2m. In 2022 138 homes closed over 1m price point with 22 over 2m and 2 breaking 3m level!
Truly amazing how it has become normal to buy a 1m plus the home in an area that struggled for decades to break past that ceiling. New Infrastructure, schools, shopping, restaurants, freeways, and luxury development options all have a hand in this. The first 2 quarters of 2022 still boasted record-low interest rates as well. Truly a perfect storm.
The drop in closed units from 2021 to 2022 is very significant and has exposed an issue that will be ongoing in 2023 that will be discussed in the 2023 forecasting.
The bottom line …. Winter Garden area has been put on the map as a place to call home, been saying this for a decade. From the continual development/improvement of the Historic Golf Cart District to the literal explosion of the Hamlin area, the Winter Garden housing market has something for everyone at practically every price point. New Horizon High school was a much-needed and welcome addition to the area.
Now if “they” can just install more cell phone towers in that area, that would be amazing.
