Winter Garden ended the last quarter of 2022  15% higher than last quarter of 2021. Average $/ft broke the $250 / ft mark all while we saw the highest interest rate hikes in 40 years in the United States.
Units sold dropped off 2021 levels by 26% but if you recall that was the beginning of the “covid migreation” to the area, so take that decrease with a grain of salt.

Winter Garden broke $700,000 mark in average sale price ! This increase is due to some serious record sales… the 4th quarter of 2022 witnessed 2 closed sales over 3M, 6 over 2M and 25 over 1M.
The 3 highest sales all were on the shores of Lake Hancock, not Johns Lake… very surprising. 2 of the 3 were behind the gates of Isles of Lake Hancock.

I went back to the 3rd Qtr 2022 and ran the numbers vs the 4th quarter in addition to the 4th qtr 2021 to 2022.  The average sale price and Median Sale price increased but $/ft decreased by over 3%. The big news is Days on market (DOM) went from 15 days in the 3rd qtr to 35 days in the 4th… Oyer 100% increase in time to sell.
4th quarter is the notoriously slowest time of every calendar cycle over my 26 years of selling, except the anomaly of 2021 covid migration.
Record increases in interest rates, stock market uncertainties, and daily negative headlines coupled with the already slow end-of-year holiday season hit the market hard in 4th quarter.
With this said 4th quarter set a new bar for average sale price at over $700,000 which from 1st quart of $639,000 is just short of a 10% jump in the last 12 months!
The average $/ft in 1st qtr for single-family homes was $244.58, so under a 5% jump through 12 months on this important metric as Winter Garden finished the 4th qtr at $255.16/ft.
Overall Winter Garden outpaced the local real estate market …..again!
The recent record sales in 34787 have brought property values in the area to new heights.
