Most skip right to this section, lets be honest.
We will continue to see these types of 20% plus increases throughout the remaining 3 quarters. Winter Garden always has been a great place to call home and why RTR has devoted half his life to selling/ dominating the area. Even if we flatten this ride we still will have these increases when the basis points for 2021 are lower.
Any avid reader of the RTR year in review reports will remember the average sale price for the entire calendar year was $541,000 and the average $/ft just broke $200. If you look at just the 4th quarter of 2021 it was $576,000 and $216/ft.
In just 3 short months the market spiked to $639,000 and $244/ft!
I do not know if what I have witnessed over the last 2 weeks is just a calm before the storm because school is approximately 6 weeks from completion or if this recent interest rate spike has thrown some cold water on the party. While homes are still selling , the phones are not ringing as feverishly as they were even 3 weeks ago.
Now over 26 years in the business has proven that there is typically a lull in April until after Easter. The only thing that I can’t stop thinking about is when the Fed spiked the interest rate up over 1% in less than a week in April of 2007 after what was at the time the greatest run-in pricing in the country’s history. What followed was the collapse of the entire lending industry.
Not saying that is even close to happening here, just saying that there is a little de Ja Vu in the back of the head here. Lending is very strict and most of the purchases are at least 20% down we have never witnessed more cash transactions in history in 34787.
Thought it was just important to mention and report what has been noticed over the last 2 weeks.
