Market Analysis
Last year’s 1st quarter report showed even with all that an 8% increase in median sold price… fast forward to 2021…. we are seeing unheard-of demand and inventory shortage. SO much so that 6 home son market over 365 days sold and closed in 34786 this quarter. Even with that, we saw a 23% improvement in average days on market.
Windermere had 17 estates over 2m close and fund and 53 over $1,000,000 !!! There was a huge spike in closed inventory from 2020, 34786 experienced a 38% spike in closed units from just 12 months ago and we BROKE $800,000 AVERAGE SOLD PRICE and cruised past $200 $/ft !!!!
