2nd Quarter of 2020

Thank you for taking minutes to read the Ron the Realtor Windermere Real Estate Report. Breaking down the Windermere real estate market in a way not found anywhere else on the internet. With deep analysis and boots on the ground accounts from Windermere resident, 4th in the history of closed sales in Orange County, and #1 Remax Realtor in State of Florida 3 consecutive years running.

The 2nd quarter was like one never seen in history. The largest employer in the entire state closed its doors, the major import business of the area (tourism) came to screeching halt, the stock market took a massive blow to the chin and our government leaders issued stay at home, shelter in place orders for a significant portion of the 2nd quarter.

Yet Windermere still outpaced the local and national markets, with massive jumps in average sale price jumping over $700,000 and breaking the $200 a foot price for the first time EVER. Doing so with a record low inventory and a drop in units closed of an unheard of 50% from 2019 2nd qtr

In typical RTR fashion, let’s take out the multi-family and look at the single-family as its own market. When we do really big jumps occurred in 34786 this quarter, Average Sale Price spiked 17% and shattering the $800,000 ceiling, dragging with it the $/ft price well over $200!

RTR BREAKDOWN

Windermere crushed it in all major categories, record low inventory and the massive influx of out of town buyers from higher-priced markets is pushing values upward quicker than I have seen since 2005/2006. Windermere is a very unique market with its high concentration of man guard gated estate communities, in today’s insane environment where protestors are encouraged, organized and funded… many are really seeing the importance of the manned guard gate and are willing to pay more to get behind one. There were 5 homes sold in the 2nd quarter for over 2.5 M and one broke 5m in Isleworth. I forsee this trend scaling upward in 3rd quarter to even larger units sold in the 3 to 5m range behind these manned gates.
