As an avid reader of this quarterly report you are already aware of the WIndermere market and what makes it so special to the Central  Florida area so lets get right into the 3rd quarter report. WINDERMERE BROKE $200/ ft average sale price !!! this is massive. Windermere also witnessed 22 homes close over the $1,000,000 mark, 5 of which were over $2m and 2 that peaked over the $3m mark.  The highest being at 6101 Grosvenor Shore Drive behind the manned gates of Keenes Pointe at 7,000 sq ft the 5 bed 5.5 bath sat on the famed butler chain of lakes and closed in under 30 days on the market at $3.3M
Average sale prices continue to climb upwards, oddly the single family median sale price took a slight step backwards from 2018 3rd quarter but the zip code as a whole jumped over 6% on the median sale price side.
The factor that really jumped out was the lack of closed sales, with 257 closed units in 2018 to 163 in 2019 3rd quarter. that’s a 36.5% drop. Lack of inventory has driving up demand and days on market was shaved a massive 15 days from 2018 to 2019 !
